Property Leads is built for an investor who wants seller leads to arrive on their own inside a territory, and who is willing to compete on bid rather than choose each lead. It does that job with clear written rules: published minimum bids, automatic assignment and a 7-calendar-day refund window backed by a detailed policy. Two things decide whether it suits you. You do not see or choose a lead before you pay for it, and a new account starts with a $1,500 deposit that Property Leads describes as non-refundable.

This review is documented from Property Leads’ public FAQ, refund policy and homepage, re-read on 16 October 2026. We did not open an account or receive leads.

Highest eligible bidder, by territory size

You set a bid for each territory you want and a monthly budget. When a seller submits a form in that territory, Property Leads assigns the lead to the highest eligible bidder. There is no live bidding and no lead-by-lead decision; the system decides and you are charged.

Territories come in four sizes, and the floor rises as the territory narrows:

Minimum bids of $30 national, $75 state, $75 metro county and $125 county; the delivered price is your bid (Property Leads, checked 2026-10-16).

TerritoryMinimum bid per leadWhat you are paying for
National$30Any lead anywhere you are eligible; least control over location
State$75Leads within one state
Metro county$75Leads within a defined metro county
County$125Leads within one county; most location control

Read these as entry tickets, not prices. If other investors bid above the floor in your county, a floor bid may win few or no leads. The amount you actually pay per lead is the bid you set to win them, and that depends on competition you cannot see from the public pages. A $30 national bid and a $125 county bid are not cheap and expensive versions of the same lead; they buy different degrees of control over where your leads come from.

The $1,500 starting deposit

New accounts start with a one-time, non-refundable $1,500 deposit applied to lead costs, plus automatic card refills (Property Leads, checked 2026-10-16).

The homepage advertises “$0 fees” and “no contracts,” and both can be literally true: the deposit is prepaid lead balance, not a fee, and there is no term contract. But it is a $1,500 cash commitment made before your first lead, and Property Leads’ FAQ calls it non-refundable. If you try the service and decide it does not suit you before the balance is used, the remaining deposit is not described as returnable.

Automatic refills then recharge your card as the balance runs down. Set your monthly budget deliberately, because the refill is what keeps leads flowing.

What “exclusive” means here

A single seller form submission is not sold to another investor; separate submissions by the same seller may go to different clients (Property Leads, checked 2026-10-16).

That is a narrower promise than Property Leads’ marketing summary suggests, and we use the FAQ wording. It means the specific submission you receive is not resold. It does not mean the same seller cannot reach another investor through a second form on another site in the network, and Property Leads says it cannot control submissions made outside its network. Duplicate leads on the same property address are handled through the refund policy. See how providers define exclusive for the full comparison.

Seven calendar days, evidence required, credit returned

7 calendar days from receipt to request a refund for listed reasons, with evidence (up to 5 files); approved requests are credited to the account balance (Property Leads, checked 2026-10-16).

Property Leads publishes one of the more detailed refund policies we have read, last updated 29 September 2026.

The parts that shape your workflow:

  • Seven calendar days from receipt. Weekends count. A lead received on a Friday has its deadline the following Friday.
  • Evidence is required, up to 5 files, for a defined list of reasons. Keep call logs and screenshots from your first contact attempt onward.
  • A cash-offer seller is not refundable. Requests are declined if the seller wants a cash offer within 6 months, even if the conversation goes nowhere this week.
  • Account credit, not cash. Approved refunds return to your lead balance.
  • Appeals and chargebacks. Appeals go by email within 3 business days, and the policy prohibits chargebacks except where required by law.

Seven calendar days with evidence is longer than DrivenSellers’ 5 days and shorter than iSpeedToLead’s stated 21. Because the credit returns to the same balance that funds future leads, it is worth something only if you keep buying.

Hands-off supply, against no choice and a deposit

Where Property Leads is strong

  • Hands-off supply: leads arrive inside your territories without anyone screening a feed.
  • Published floors for each territory size and a clear highest-eligible-bidder rule.
  • A detailed, dated refund policy with a 7-calendar-day window and an appeal route.
  • Coverage stated across all 50 states (pages differ on the extra areas listed); supply not verified.

Where it may not fit

  • No preview and no choice: you pay for what is assigned.
  • The real price per lead is your winning bid, which the public pages cannot tell you in advance.
  • A $1,500 non-refundable deposit before the first lead, plus automatic refills.
  • Exclusivity applies per form submission, not per seller.

Territory buyers it suits

  • You want a steady flow of leads in defined territories and have the team to call every one quickly.
  • You prefer to set a bid and budget once, rather than review a feed every day.
  • You are comfortable committing $1,500 up front and expect to keep buying long enough to use it.
  • You can document contact attempts well enough to use an evidence-based refund policy.

If you want to read each lead before paying

The opposite preference is a reasonable one: read each lead before paying, decide against your buy box, and pay a price you know in advance, with no deposit. That is the buyer DrivenSellers is designed around. Before purchase the card shows the grade, listed price, area, motivation, timeline, occupancy, repairs, listing status and equity; the seller name, phone and exact address unlock after purchase. Prices are listed by grade from $99 to $349, and No membership is required to buy a lead; paid plans are optional. You give up automatic delivery and two days of claim window: DrivenSellers allows 5 days to report a lead as not as described, against Property Leads’ 7 calendar days, with approved credit returned to the wallet.

If you prefer individual selection

Read the lead first, then decide whether to pay.

DrivenSellers is our recommended starting point if you want to read an exclusive seller lead's card, choose it individually and pay a listed grade price, without a required membership.

  • Price before purchase: listed by grade, $99 (C) to $349 (A+), shown on the card.
  • No plan needed: optional plans credit their fee to your wallet; they do not discount leads.
  • One buyer per lead through DrivenSellers; the card shows motivation, timeline, occupancy, repairs and equity before you pay.

Limits: Inventory varies by market. Grades score the seller's stated answers; they do not guarantee a contract or closing and have not been validated against outcomes. You have 5 days to report a lead as not as described; approved requests are wallet credit, and some providers state longer windows.

Neither model is cheaper in general. A territory bid can produce a lower cost per lead; a selective model can mean fewer leads you would not have wanted. Which costs less per signed contract depends on your conversion, and no public data answers that.

Checklist before you place a Property Leads bid

  1. Choose the territory size for the control you need, not the lowest floor.
  2. Decide the most you will pay per lead and the monthly budget that implies.
  3. Confirm you are comfortable with $1,500 committed and not refundable.
  4. Set up a contact log that captures what the refund policy asks for.
  5. Put a 7-calendar-day reminder on every lead the day it arrives.
  6. Read the current FAQ and refund policy on the day you fund the account.
